Seller Process
 Step1 Consultation

We will form a close partnership with you to understand your requirements and situation, and develop the best selling method for you. Also, it will be important for you at this time, to clearly understand the process of selling a home in Japan. Since we will be speaking to the potential buyers on your behalf, this step will become an integral part of the process.

Step2 Property Assessment

Our team of experts will assess your property and neighboring areas, as well as analyze the real estate market in other relevant areas. With that data and your added values into consideration, we will calculate the recommended sales price.

 
    
 Step3 Listing Agreement

In order to begin marketing your property, we must sign a Listing Agreement with you. Once this agreement has been signed, we will market your property through our local methods and the Sotheby's International Realty network tools. We will pitch your property to potential buyers on your behalf, and schedule property viewings.

  
 Step4  Sale & Purchase Agreement

When the appropriate buyer has been found, we will put together a Sale & Purchase Agreement for you to sign with the Buyer. We will review all contractual issues with you at the time of sales. Once you agree to the contents, the Buyer and Seller will sign and seal the Agreement, and the Buyer will make a partial payment at this time. We will also support you in selecting accountants and "shiho-shoshi" lawyers.

 
    
 Step5  Closing and Property Transfer

The final property payment (remainder) will be made to you at the time of closing. You will transfer the keys and necessary documents for the property, both Seller and Buyer will sign and seal the registration application forms - and the property transfer process will be complete.
