Buyer Process
 Step1 Consultation

We form a partnership with you to ensure that we fully understand your expectations, requirements, and situation, and also to carefully explain to you the process of purchasing a home in Japan, and any other questions or concerns you may have. We have English, Chinese, Japanese speaking staff to assist you with your search.

Step2 Property Search

We will work closely with you to determine your specific requirements and conditions, and prioritize them, before we begin the property search. Once we begin selecting potential properties, we will continue to work with you to fine tune your criteria so that we can narrow down the search even further.

 Step3 On-Site Tour

Once you have found properties that interest you, we will schedule a visit for you. We can pick you up by car at a convenient location for you, and show you the property, as well as the neighborhood. We will help you with understanding the area including the schools, shopping areas, parks, etc.

  
 Step4 Sale & Purchase Agreement / Loan Application

When you have decided on the property you wish to purchase, a Sale & Purchase Agreement will be put together for you to sign. We will review all contractual issues with you at the time of purchase. Once you agree to the contents, the Buyer and Seller will sign and seal the Agreement, and a partial payment will be made at this time. We can also support you in selecting accountants and "shiho-shoshi" lawyers, as well as consult you in financing your home.

 
    
 Step5 Closing and Property Transfer

The remaining sum and any other expenses will be paid at the time of closing. The Seller will transfer the keys and necessary documents for the property, both Seller and Buyer sign and seal the registration application forms – it will take approximately 2-3 weeks for the new title certificate to be issued.
